Eight-Story Melrose & Pine Building Plans On Bauhaus Block Unveiled

Tonight, the East Design Board will get an up-close look at design plans for an eight-story mixed-use building located at E Pine and Melrose, a.k.a. Bauhaus Block. Plans call for 205 residences, 16,000 square feet of street-level restaurant & retail space as well as underground parking for 180 cars.

The project will displace (and already has displaced) quite a few Capitol Hill businesses and is sure to remake the immediate neighborhood, for better or worse. However, developers are taking advantage of Pike/Pine Conservation Overlay District incentives that allow them to build an extra floor beyond zoning restrictions so long as they preserve the "character" of the building and surroundings.
