Downtown Bellevue has a lot in common with South Lake Union right now. Everybody wants a piece of the pie. As land sale records fall in that Seattle neighborhood, Bellevue is upping the ante as well with the news that NIU Enterprises paid $31 million for the property at 437-527 108th Ave. N.E., current home of Las Margaritas and Nibbana. That's $535 per square foot. No word on what's coming but a 450-foot-tall tower is possible. [PSBJ]
