The closer we get to the end of the Alaskan Way Viaduct, the closer we get to an entirely new Downtown Seattle waterfront skyline. Harbor Union has told PSBJ that they've signed a long-term lease for a piece of land between Alaskan Way and Western Avenue on the northern side of University Street. That's an area zoned to allow a 160-foot-tall building and is right smack dab in the middle of the proposed promenade the city will develop once the Viaduct is torn down. The developer is currently in the preliminary stages of designing the property.
