306QA, a six-story, mixed-use residential building in Lower Queen Anne, has announced that it's open for business and leasing is well underway. The complex includes fifty studio & 1-BRs (ranging 417-562 sq. ft.) and three live/work units (601-734 sq. ft.). Two of the three live/work units have already been leased and are currently occupied. Rents start at $1,350/mo. for a studio and go up to $1,625/mo. for the live/work.
The building features a street-level glass façade system to heighten the aesthetics of the live/work units as well as a rooftop deck full of amenities and below-ground parking. The project was developed by Gramor Development and designed by Caron Architecture. Bonavista Management is the management company and they partnered with Room & Board for the staged units.
