Seattle's Roosevelt Among 2016's Hottest Neighborhoods

We've seen a lot of analysis recently about the most-balanced neighborhoods around Seattle but all of that information is based on 2015 data. It's 2016 and so we want to know what neighborhood is going to stand out in a city full of rising home prices and bidding wars. According to Redfin, it's Roosevelt. They're basing this on "the most recent growth we've seen in page views and favorites on Redfin.com," which might not sound like the most scientific way to go about it. Take, for example, when they said Phinney Ridge would be the hottest neighborhood in town in 2014. It did well, but the top spot actually went to...Roosevelt. The point is, Redfin really likes Roosevelt.

Here's Redfin agent Dorothee Graham on the nabe:

"...Roosevelt has quick access to Green Lake, Cowen Park and Ravenna Park, where ravines, bridges overlooking streams and old growth Bigleaf Maple and Coast Redwood trees are minutes away. Many of the homes in Roosevelt have breathtaking views, and some of the best Green Lake views in the city can be found above 75th Street. Roosevelt touches the interstate, so people have easy access to downtown Seattle or can easily escape for the weekend, and it's the future destination of a new light rail stop." This time, they've ranked Roosevelt as the 10th-hottest neighborhood in the nation. The median sale-price of $623,500 is on the higher side of among the top neighborhoods while the seven median days on the market is tied for the shortest on the list.

So what can you get there if you want in ASAP? Your easiest way in is this 2-BR short sale that's asking $375K. It's a fixer-upper for sure but it's probably your best bet to buy under $500K. The only other two places currently on the market are this restored Tudor 4-BR asking $800K and this 5-BR on the edge of Maple Leaf asking $849K.

Redfin also included two other area neighborhoods in the region that will be tough to get into in 2016. Bellevue's Somerset neighborhood and Wallingford are No. 2 and No. 3, both of which also have a median days on market of about a week.
