Vulcan Hopes to Start Construction on Block 31 Next Year


Vulcan Real Estate and Graphite Design Group are bringing their plans for Block 31 at 625 Boren Avenue in South Lake Union before the design review board on Wednesday. When they do they'll present revised renderings and plans for the 14-story complex. Vulcan has multiple projects running along Mercer Street in development, including Block 27 to the east and Block 37 to the west. Block 31 plans call for 79 apartments, 307,900 square feet of office space, 7,850 square feet of retail and 371 below-grade parking spots. The grounds also include 17,900 square feet of open space that includes a woonerf ("living street") that connects Terry Avenue and Boren Avenue. By all accounts it looks like Block 31, and all of the Blocks, will provide 360-degree office and retail experiences to South Lake Union. Let's hope they sort out the Mercer congestion by then (not likely). Vulcan says they hope to begin construction on the project next year and expect that it will take 18 months.
