City People’s Garden Store Site to Become PCC-Anchored Mixed-User

The Madison Valley institution will be closing at the end of the year to make way for a mixed-use project anchored by PCC Natural Market

City People Garden Store is considered by many to be an institution in Madison Valley for the last 28 years. That time is coming to an end soon as The Velmeir Companies has announced that they plan to break ground next year on a mixed-use complex on the site with 75 apartments and a PCC Natural Market.

Located at 2939 E. Madison Street, the complex is expected to open in 2018.

Units will be one, two and three bedroom. The complex will range from 30 feet to 40 feet high because of the zoning.

PCC grocery will occupy 25,000 square feet, and there will be another 2,000 square feet of retail and 157 underground parking spaces — with 81 for residents, 76 for shoppers.

The developer also has plans for a green roof, rooftop terrace and street side plantings. Studio Meng Strazzara is the architect while Barghausen Consulting Engineers is the engineer and landscape architect.

Some locals have concerns about the new project, which they feel may be "too big" for the neighborhood and might bring too much traffic with it.

It may not be the end for City People's as the owners are looking for a new home but it's currently "a little bit up in the air." The announcement of the new project's timing, however, forces them to "accelerate their efforts."
