R&A Development and Johnson Architecture + Planning will present plans for eight-story mixed-use complex at 14 West Roy Street in Queen Anne to the design review board on Tuesday for early design guidance.

Plans call for 108 residential apartments, eight live/work units, 9,300 sq. ft. of office space, 6,400 sq. ft. of commercial space and 129 parking stalls. The proposal envisions the street-front retail to run along Roy Street and onto 1st Avenue while the live/work apartments and a garden terrace will be located on the W. Queen Anne Driveway side. The upper floors will contain a second story of commercial offices with residential apartments above that while parking will be below-grade.

The preferred plan of the three submitted features a curving design that conforms to the shape of the site. From above it almost resembles half an umbrella.

The development will require a rezoning of the site from 40-feet to 85-feet.
