South Lake Union’s Amazon Phase VIII sold for $247M

Korean investment manager Mirae Asset Global Investments was the buyer

There are so many Amazon offices and buildings and soon-to-be-buildings that it can be hard to keep track of them all. So when we tell you that Amazon Phase VIII has sold for $246.8 million, we don’t blame you for asking, “Which one is Amazon Phase VIII?”

Phase VIII is the 12-story building at 325 Ninth Avenue N. in South Lake Union that includes 317,000 square feet of office and retail space as well as four levels of underground parking. The building was finished last year and all of the office space is occupied by, you guessed it, Amazon.

Vulcan Real Estate owned the building, however, and they’re the ones who sold it to Korean-based Mirae Asset Global Investments. It’s their first acquisition in Seattle and first West Coast office property. The final sale works out to $779 a foot.
