First look at mixed-use project on City People Garden Store spot

The beloved Madison Valley institution closed last year and now we get to see what it's replacement looks like

Beloved Madison Valley retailer City People Garden Store will close the doors at it's current location at 2939 E. Madison Street, where it's called home for 28 years, so that a new mixed-use project can go up on that spot. The Velmeir Companies and Studio Meng Strazzara will present plans for that project to the design review board tonight for early design guidance.

The four-story mixed-user will include 75 apartments that is expected to range a "wide variety of residential unit types." Below that will be two retail spaces totaling 26,600 sq. ft.. The bulk of which will be occupied by PCC Natural Market. The other is listed as a "smaller boutique retail space." Below ground will be a parking garage with one spot per residential unit as well as extra parking for retail shoppers for a total of 158.

Three proposals were submitted with the preferred design being a solid triangular block that provides prominent retail frontage along Madison Street. It also maximizes the residential presence along Madison Street, emphasizing interaction with the main thoroughfare. The design cuts down on the bulky nature of the building on Dewey Place size where single-family homes are located.
