North Beacon Hill mixed-user includes little bit of everything

Residences, live/work, and retail all part of this planned project

Claremont Partners and Lemons Architecture will present their plans for 2505 Beacon Avenue S to the design review board tonight for early design guidance.

Their proposal calls for a mixed-use building that includes residential units, live/work units, retail space, and parking stalls. The preferred scheme calls for 90 residences, two live/work units, 2,403 square feet of retail and three E/V parking stalls.

The irregular shape of the site creates a unique building mass.with an outdoor gathering space in the middle. That fits in conjunction with the retail space on the lower level, which then connects to the street. The preferred design features a recessed area on the east facade along Beacon Avenue that creates an outdoor plaza area. It also means that residential units will include street-facing balconies, a nice bonus for residents.

The current buildings on the two parcel site, a retail building and warehouse, will be demolished.
