ZQH Investments has begun construction on their six-story, mixed-use project at 4603 Union Bay Place NE next to University Village called University Place (U Place for short).
Plans for U Place call for 244 units, ranging between 395 to 900 square feet. 80 percent of the units will be studios. Per a press release, they want those units to be for “young millennials who want to make the jump from renting to home ownership.” Unit prices will not be determined until after construction begins.
The official amenity spaces are still being refined but they’ll include two outdoor community decks (one on the second floor and a green roof deck with a lounge, barbecue area). Plans also call for 68 underground parking spaces and a bike gear & storage room.
The L-shaped design gives the eventual retail and restaurant properties a chance to work within a “food hall” concept that will include kiosks, small kitchens, pop-up vendors, and a “high-end, destination restaurant.”
The residential building will replace a vacant old warehouse and small office building on the site. DLR Group will design the building and Chinn Construction will be the contractor.
