California-based hospitality company Paligroup announced its first expansion out of California today—including a 96-room hotel in a historic Downtown Seattle building.

Palihotel Seattle will set up shop in the Colonnade Hotel building at First Avenue and Pine Street, right by Pike Place Market. The building, first built in 1898, is both a city landmark and on the National Registry of Historic Places, so Paligroup tells us their development team will preserve the façade.

They’ll make a few additions, though: As a nod to features removed from the Pine Street side from a street widening, they’ll be adding two window awnings. The entrance to the hotel will feature a lit metal canopy and another striped awning.

The First Avenue storefronts, Paligroup tells us, will be preserved, also with new awnings. The new hotel’s room count matches up to the original, which could mean that some details will stick around the interior, too.

The Colonnade Hotel building operated for quite some time as Plymouth Housing Group’s Gatewood Apartments, which also housed their rental offices. Plymouth sold the property back in March for $2.5 million, county records show.

The Palihotel opening comes with The Hart and the Hunter restaurant, which our colleagues at Eater Seattle tell us is supposed to have incredible biscuits.

The company, first founded in 1998 by Avi Brosh, currently operates three hotels in the LA area: two Palihouse luxury hotels, which feature larger guestrooms and one- and two-bedroom suites, and one Palihotel, which features smaller, less expensive rooms.

Palihotel Seattle will be their first project outside the Los Angeles area. It’s set to open in Summer 2018.
