Another month, another luxury high-rise apartment building in tech-centric South Lake Union. The Kiara, a 40-story building at Denny and Terry—at the former site of a Ducky’s Office Furniture location, for reference—has been underway since 2016.
The 468-home tower, developed by Holland Partner Group and designed by Weber Thompson, has studio, one-bedroom, two-bedroom, and three-bedroom homes. And, like most new luxury construction, it has a wide suite of amenities—like work and conference spaces and bigger, communal kitchens—in some cases trying to one-up the standard set of shared features.
For example, the first-floor dog run and wash station is a whole canine complex, with a small yard; a separate, gated off-leash area for separating shy and social dogs; a “dog lounge” with framed pup portraits; and a dog-washing room with more of a laundromat vibe, with tables and chairs for hanging out with other dog people.

Other outdoor amenities include two levels of outdoor space, both on the seventh floor and on the roof deck, with plantings (sometimes carving out semi-secluded seating), barbecue areas of various levels of fanciness, and even an outdoor movie space. The seventh floor is also home to the gym and fitness studio.
On the seventh floor, the lounge and barbecue space connects via rolling door to a party room dubbed “the Pavillion.” On the roof, a game room has a pool table, a poker table, and other games.

Photos of the one- and two-bedroom units show a sleek, modern look that may seem familiar, with wide, tall window banks, exposed pillars, and open concept living areas and kitchens with plank flooring and stainless steel appliances. The building was completed in September; some units are ready for move-in now, while others open up on November 5. Available units range from a $2,110-a-month, 547-square-foot studio with a sleeping nook to a 40th-floor, 3,033-square-foot penthouse for a whopping $19,265 per month.
