Up in Loyal Heights, down the road from Ballard High School, this 1902 farmhouse hangs onto its roots—but adds some major polish.

A simple, symmetrical exterior design leads to a cozy interior lined with hardwoods. The living room gathers around a fireplace, which at some point was converted from wood-burning to gas.

Off to the side, a formal dining space also holds a built-in hutch and window bench.

While a breakfast bar separates the kitchen from the dining room as if an open-concept layout, the home retains the gigantic, eat-in kitchen of a farmhouse, with plenty of wiggle room and counter space. The asking price is $615,000, which is a tidy sum, but less than homes usually go for in the area.
