‘Knot Home’ houseboat offers exposed grain and waterfront decks for $440K

It’s built for both basking in the sun and cozying up inside

The houseboat has a modern exterior with a cedar shiplap accent, plus plenty of outdoor space across two levels.

On Westlake Avenue about halfway between South Lake Union and Fremont, this houseboat is small for a house, but on the later side for a houseboat, at 566 square feet. You can see why once you’re inside: Birch paneling is smooth, but showcases large wood knots throughout.

The first floor is open—good call in a small space—but functional, with a living room cradled in a bamboo-reed wall. A long wall down one side has a recessed fireplace and a full kitchen, leading back to an office corner with a built-in deck and a floating staircase.

Upstairs, a bedroom sits in a smaller cabin to allow for bigger patios at either end of a wraparound deck, one just off the master with a hammock and another larger one with room for outdoor gatherings.

2040 Westlake Avenue N Slip 3A is listed for $440,000 through Special Agents Realty.

The inside of a houseboat. The walls, floor, and ceiling are wooden. There is an armchair with multiple pillows, a couch, and a small bookcase with books and objects on the shelves.
Hardwood floors and birch-panel walls line the living room.
A curved wall separates the living area from an office area and stairs on the other side of the vessel.
A small—but full—kitchen lines the same wall as an electric fireplace.
The bedroom nests above the living areas, surrounded by a larger, wraparound deck with patios on either side.
Opposite the bedroom, a large patio has plenty of room for small barbecues.
Two decks below extend the living room and office areas, and a larger, wraparound deck above has more space, sun, and views.
