The Seattle Times recently published an article outlining just how much rent has gone up on average around Seattle. While it's up for debate just how on target those averages are, as an increase in luxury rentals may be inflating the numbers, it still doesn't change the fact that many folks are getting priced out. In the article, they spelled out exactly what average rent is in each Seattle neighborhood for a 1-BR apartment. We decided to take a look around to find an available rental in Downtown, Ballard, Central District, Queen Anne, Wallingford, First Hill, Capitol Hill, West Seattle, U-District, North Seattle and Rainier Valley to find out exactly what these averages will get you.

Viktoria Apartments (Downtown)

Average rent for Downtown 1-BR is $1,797/mo. The Viktoria offers "Urban 1-BRs," which we think means "not a studio but barely" starting at $1,618. It's 500 sq. ft. or so, but you do get access to some great building amenities.

1731 NW 58th St, APT 203 (Ballard)

The Ballard 1-BR average rent is $1,356/mo. We found this 2nd-level 1-BR/1.5-bath for $1,395/mo. It's 850 sq. ft. with newer appliances and a nice location just off Market Street.

1427 19th Ave (Central)

Average 1-BR rent in Central District is $1,347/mo. This 1-BR/1-bath is up for almost exactly that, $1,350. Part of a duplex, you also get a yard quiet neighborhood and find yourself walking distance from a lot of things.

929 Queen Anne Ave N (QA)

Average 1-BR rent in QA is $1,344/mo. We found this 1-BR/1-bath for $1,300/mo. At 690 sq. ft, it's mid-sized for what we've been seeing. The building looks well taken care of and you're right in the middle of a lot.

400 NE 45th St (Wallingford)

Average 1-BR rent in Wallingford is $1,336. We had to jump to $1,450/mo. to find an available place, finding a 1-BR in Cosmopolitan Apartments. 650 sq. ft. is decent and it's a newer complex with easy access to U-District & Green Lake as well.

423 Terry Ave (First Hill)

Average 1-BR rent in First Hill is $1,334/mo. We found a 1-BR at The Broadmore Apts for $1,300/mo. Sizable at 705 sq. ft. and full of new upgrades, this place looks pretty solid.

535 13th Avenue E (Capitol HIll)

Average 1-BR rent in Capitol Hill runs you $1,305/mo. Here's a 700 sq. ft. 1-BR at The Park Manor for $1,295/mo. Snug but decently-sized, the real benefits are the unobstructed views and the building amenities.

4420 SW Admiral Way (West Seattle)

Average 1-BR rent in West Seattle is $1,161/mo. We found this 1-BR in North Admiral for $1,100/mo. It's a good size at 850 sq. ft. Not much to look if that's a concern (and we imagine it might be).

Average 1-BR rent in U-District is $1,158/mo. Here's a 1-BR for $1,150/mo. It's a basement apartment on the small side (510 sq. ft), but it was recently remodeled and looks like a pretty convenient location.

Average 1-BR rent in North Seattle is $1,016/mo. We found this 1-BR in Pinehurst for $995/mo. The ad doesn't say what size the place is but from the photos it looks like a fairly generic 1-BR apartment. Not for those looking for exciting location.

Average 1-BR rent in Rainier Valley is $981/month. It was a little tough to find something in that range so we located this nearby 1-BR for $750/mo. in the Colony Surf Apartments. Good size for the money, plus you're close to the water.
