The smallest homes for sale in Seattle

Tiny houses are everywhere in Seattle - except downtown

View as Map

micro-week

Since it's Micro Week, we mapped Seattle's ten tiniest houses to see how small they went and where they're located. You may or may not be surprised to see them nicely distributed between North and South Seattle. In the middle, however, not so much. Unless you're looking at houseboats, but that's another story.

Below you'll find a map that begins in Magnolia with a 525 square-foot home and tops out with a 1941 bungalow in West Seattle that's 670 square feet. Take a look around and see if you could handle living in homes these size. If you're dealing with a small apartment or condo already, why not get the same thing but with a lawn?

We wrote about this 525 square foot cottage in Magnolia less than a month ago when the price was $789K. Since then they've dropped the price to $675,000. High bluff views across the Sound just got a lot more affordable.

For $324,750, you can get a 540 square foot cottage on a tiny 1,542 square foot lot. It was built in 1918, a fine time for Craftsman. Plenty of deck and patio space means a lot less mowing. All the basics in a classic design in a house that looks well kept.

This 540 square foot cabin was built in 1946, back when those trees seems equally tiny and cute. Now, they and the house have aged. The 1 bedroom, 1 bathroom house lists at $285,000, definitely an uncommon modern price. The 6,647 square foot lot alone should be worth much of that.

It may only be 570 square feet, but they've managed to fit in 2 bedrooms and a partial bathroom. That and the 6,098 square foot lot list at $250,000, which is after a $30,000 price cut. The detached garage and storage helps with the value. Take it as is; but if you remodel it, take plenty of Before and After photos.

A hundred years old and looking like the owners appreciated the style. Between maintaining that classic feel and impressive gardens, this 580 square foot 1 bedroom, 1 bathroom cottage looks ready for another century. Let's hope some of the filigree survives. In the meantime, it is available for $435,000. Evidently, there's even room for another building on the 5,662 square foot lot, a bonus.

A 610 square foot cottage on 2,178 square feet of land has a list price of $410,000. Being in Ballard and having a Walk Score of 79 means less has to fit inside, which gives you more space. Pay particular attention to the tile work in the bathroom. You may need to take a tour to see more than the garage thanks to some very mature growth called trees.

Let the trees and bushes grow tall enough and create some privacy in the middle of West Seattle. The house has 2 bedrooms, 1 bathroom, and 640 square foot inside; plus 4,900 square feet outside. Subtract some for the shrubbery and find that you have less to mow. They're asking $329,500 for the 1952 property.

Looks can be deceiving, and this house certainly looks to be much bigger than the listed 640 square feet, but the photos only show one bed. A 4,625 square foot lot would seem to match. The house was built in 1929, but remodels happen. It has been on the market for several weeks and has already had a price cut to $1,598,800, which translates to $2,498 per square foot. That many Benjamins could make a thick carpet.

Stack it up. This 2 bedroom, 1 bathroom, 670 square foot house sits on a 4,356 square foot lot that terraces up from the street. Each level gets a better view, even the back which eventually rises enough to see over the house. That's one way to check your back gutters. It is listed at $374,950, which includes an updated kitchen, and a detached garage that has a wooden floor and a fine paint job. A nice way to treat your car well - or create a creative space.

A 1941 bungalow has quartz counters, stainless steel appliances, extensive use of tile, and modern fixtures. Someone managed to maintain a sense of style throughout. They even painted the cinder block garage to match the decor, an eye for detail. The house has 670 square feet, 2 bedrooms, and 1 bathroom. The yard is largely a blank canvas for a gardener, or a reason to leave at a low maintenance lawn. Inside, you get to work with winter tones, or a redesign. That partly depends on choice and whether you enough left after negotiating around their list price of $395,000.
